The position is based in Palestine, Texas, and offers an exciting opportunity to contribute to the success of our 100 -unit multifamily property.

Job Description:
As the Onsite Property Manager, you will be responsible for overseeing the day-to-day operations of our multifamily property, with a strong focus on tenant retention, lead follow-up, maintaining high occupancy, and building relationships with local businesses and individuals. Your primary goal will be to create a thriving and vibrant community that residents are proud to call home. This role requires excellent communication, organizational skills, and the ability to build strong connections within the local community.

Responsibilities:
- Develop and implement strategies to enhance tenant satisfaction and increase tenant retention rates.
- Proactively communicate with residents to address any concerns or issues and ensure their needs are met promptly and professionally.
- Follow up with leads and inquiries in a timely manner, providing accurate information and showcasing the property's unique features and amenities.
- Conduct property tours and effectively sell the benefits of living in the community to prospective residents.
- Cultivate relationships with local businesses, community organizations, and key individuals to foster a sense of community and create referral networks.
- Collaborate with our marketing team to develop and implement creative campaigns to attract prospective residents.
- Coordinate and organize resident events and activities to encourage community engagement and a sense of belonging.
- Ensure all property management policies, procedures, and legal requirements are followed, including fair housing regulations.
- Oversee rent collection processes, monitor delinquencies, and take appropriate action when necessary.
- Work closely with maintenance staff to ensure the property is well-maintained and repairs are addressed promptly.
- Prepare regular reports on property performance, occupancy rates, and resident feedback to identify areas for improvement.

Qualifications:
- Previous experience in property management, preferably in a multifamily setting, is required.
- Strong knowledge of property management principles, tenant retention strategies, and fair housing regulations.
- Excellent communication, interpersonal, and negotiation skills, with the ability to build relationships and resolve conflicts effectively.
- Proven track record in sales and lead follow-up.
- Experience in organizing community events or initiatives.
- Exceptional organizational and time management abilities.
- Proficient in using property management software and computer applications.
- Ability to problem-solve, make sound decisions, and handle multiple tasks simultaneously.
- High school diploma or equivalent; a bachelor's degree in a related field is preferred.
